Memorandum

This easement is for an existing water main for which the City did not have an executed recorded easement.

 

This easement is in standard form and is conveyed without cost to the City.

 

Acceptance of this easement is recommended.

Whereas, West Huron Properties, LLC, a Michigan limited liability company, is the owner of property commonly known as 416 West Huron Street, by virtue of deed recorded in Liber 5238, Page 795 of Deeds, Washtenaw County Records; and

 

Whereas, West Huron Properties, LLC has signed a grant of easement for water mains and appurtenances as shown and described on the attached map:

 

Commencing at the Southwest Corner of Lot 2, Sipley’s Subdivision in the City of Ann Arbor, as recorded in Liber 2 of Plats, Page 24, Washtenaw County Records, Washtenaw County, Michigan; thence South 87 degrees 56 minutes 02 seconds East 14.00 feet along the North line of Huron Street; thence North 02 degrees 03 minutes 58 seconds East 110.00 feet; thence North 87 degrees 56 minutes 02 seconds West 52.56 feet along the south line of Lot 13 of said Sipley’s Subdivision; thence North 19 degrees 11 minutes 58 seconds East 270.63 feet along the West line of Lot 13 of said Sipley’s Subdivision; thence South 70 degrees 48 minutes 02 seconds East 49.00 feet along the south line of the south 43 feet of the north 193 feet of Lot 6 of Chapin’s Addition to the City of Ann Arbor, as recorded in Liber 75 of Deeds, Page 337, Washtenaw County Records; thence North 18 degrees 53 minutes 58 seconds East 34.51 feet; thence North 39 degrees 36 minutes 58 seconds East 42.80 feet to the Point of Beginning; thence continuing North 39 degrees 46 minutes 58 seconds East 5.48 feet; thence North 52 degrees 41 minutes 58 seconds East 29.00 feet; thence North 21 degrees 44 minutes 58 seconds East 6.36 feet; thence South 46 degrees 39 minutes 21 seconds East 40.41 feet; thence along the westerly Ann Arbor Railroad right-of-way 43.10 feet in the line of an arc, concave to the east, having a radius of 1950.08 feet, a central angle of 1 degree 15 minutes 58 seconds and a long chord bearing South 05 degrees 18 minutes 30 seconds West, 43.09 feet; thence North 79 degrees 55 minutes 57 seconds West 11.04 feet; thence North 46 degrees 39 minutes 21 seconds West 59.77 feet to the Point of Beginning. Being a part of the Northwest ¼ of Section 29, Town 2 South, Range 6 East, City of Ann Arbor, Washtenaw County, Michigan, and containing 0.05 acres (2202.2 sq. ft.) of land, more or less.

 

RESOLVED, That the City of Ann Arbor hereby accepts this grant of easement.
