Memorandum
This resolution will approve a Development Agreement between the City of Ann Arbor and Huron River Holdings, LLC, the developer of a site planned project to construct a new four-story, 15 unit condominium building.

The four-story building will contain 15 condominium units next door to an existing office building on the 1.66 acre site. Thirty parking spaces will be provided for the residential units and 9 for the office building. The zoning designation is O (Office).

A development agreement requires approval by City Council. The Development Agreement specifies requirements associated with the approved 416 Long Shore Drive Site Plan, including public improvements, a sewer easement, a sidewalk easement, a park contribution of $9,375.00, and tree mitigation in the amount of $4,514.00. The City Planning Commission, at its meeting of April 2, 2024, approved the associated Site Plan and recommended approval of this request.

Whereas, The 416 Long Shore Drive site plan was approved by City Planning Commission on April 2, 2024 in order to develop a 15-unit condominium building; and

Whereas, A development agreement has been prepared to address public improvements, a sewer easement, a sidewalk easement, a park contribution of $9,375.00, and tree mitigation in the amount of $4,514.00;

RESOLVED, That the Mayor and City Clerk are authorized and directed to sign the 416 Long Shore Drive Development Agreement after approval as to substance by the City Administrator and approval as to form by the City Attorney; ...
