Approval of this resolution will allow for the construction of 75 attached townhomes with associated parking and site amenities.
Petition Summary:
The proposal includes 75 townhome residential units in twelve three-story buildings with garages underneath and rooftop living area. The buildings will be all electric, with no natural gas connection. The residential buildings will be three-bedroom units with ground floor two-car garage and rooftop living area.
Non-motorized improvements include sidewalks throughout the development including a new connection from Scio Church sidewalk to Ann Arbor-Saline Road sidewalk. Existing AAATA bus stops along Scio Church and South Main accessible via new sidewalks. Most vehicle parking spaces (150 out of 167) are enclosed beneath residential units.
A development agreement has been prepared to address onsite easements and the contribution to Parks and Recreation Services.
The petitioner addressed issues raised by Planning Commission by voluntarily adding a condition to the R4E Zoning which establishes a maximum height of 50 feet for all structure in the project.
The City Planning Commission, at its meeting of January 7, 2025, recommended approval of this request.

Whereas, Robertson Brothers LLC has requested site plan approval in order to develop the 75 South Main project;
Whereas, A development agreement has been prepared to address onsite easements and a contribution to Parks and Recreation Services;
Whereas, The City Planning Commission, on January 7, 2025, recommended approval of the petition;
Whereas, The development would comply with the R4E Conditional Zoning, established pursuant to the requirements of Chapter 55, and with all applicable local, state, or federal laws, ordinances, standards, and regulations; and
Whereas, The development would limit the disturbance of natural features to the minimum necessary to allow a reasonable use of the land, applying criteria for reviewing a natural features statement of impact set forth in Chapter 55;
RESOLVED, That City Council approves the 75 South Main development agreement, substantially in the form of that attached, dated 7-9-25;
RESOLVED, That the Mayor and City Clerk are authorized and directed to sign the development agreement after approval by the City Administrator and City Attorney;
RESOLVED, That City Council approves the 75 South Main Site Plan, upon the condition that 1) the development agreement is signed by all parties, and 2) all terms of the development agreement are satisfied; and
RESOLVED, That the City Administrator is authorized to take all appropriate action to implement this resolution.
