Title
An Ordinance to Amend Chapter 55 (Zoning), Rezoning of 4.5 Acres from M1 (Limited Industrial District) to O (Office District), State Street Village Rezoning, 2223 S. State Street (CPC Recommendation: Approval - 6 Yeas and 0 Nays) (Ordinance No. ORD-14-17)
Memorandum
Approval of this resolution will rezone this 4.5 acre parcel from M1, Limited Industrial District, to O, Office District.  This parcel is proposed to be combined with an existing 0.8 acre Office-zoned parcel fronting S. State Street that is currently used as a surface parking lot.  The proposed Office zoning will allow the petitioner to develop this site for a rental office and multiple-family housing, which is a permitted use in this zoning district.

The petitioner proposes construction of a 2,027 sq ft leasing office building with 2 apartments constructed above totaling 3,975 sq ft. on the western parcel fronting S. State St. and constructing two 4-story apartment buildings totaling 112,262 sq ft. consisting of 38 units each on the rear parcel, for an overall total of 78 dwelling units.
The City Planning Commission determined that the proposed rezoning is consistent with the adjacent zoning, the surrounding land uses, and the City's Master Plan and recommended approval of the request at its meeting of June 17, 2014.
