Memorandum
This ordinance will rezone this property to R1B (Single-Family Dwelling District).  The petitioner proposes to subdivide this parcel into three single family lots if this rezoning is approved.  An existing shared driveway off Huron Parkway provides access to this parcel and any future parcels.  No new curb cuts are proposed.  
 
The proposed zoning is generally consistent with the adjacent zoning, the surrounding land uses, and the City's Master Plan.  The City Planning Commission, at its meeting of December 19, 2013, recommended denial of the request, for lack of six affirmative votes.

AN ORDINANCE TO AMEND THE ZONING MAP, BEING A PART OF CHAPTER 55 OF TITLE V OF THE CODE OF THE CITY OF ANN ARBOR
 
The City of Ann Arbor ordains:
 
Section 1.  THE ZONING MAP, which, by Section 5:4 of Chapter 55 of Title V of the Code of the City of Ann Arbor is made a part of said Chapter 55, shall be so amended as to designate the zoning classification of property described as follows:
 
COMMENCING AT THE WEST 1/4 CORNER OF SECTION 26, TOWN 2 SOUTH, RANGE 6 EAST, CITY OF ANN ARBOR, WASHTENAW COUNTY, MICHIGAN, THENCE S 89° 43' 00" E 738.33 FEET ALONG THE EAST-WEST 1/4 LINE OF SAID SECTION 26 TO THE PLACE OF BEGINNING; THENCE 130.34 FEET ALONG THE EAST RIGHT OF WAY LINE OF HURON PARKWAY, THE ARC OF A CIRCULAR CURVE TO THE LEFT WITH A RADIUS OF 4845.00 FEET, AND A CHORD OF N 13° 35' 33" W 130.34 FEET; THENCE N 74° 08' 00" E 116.46 FEET; THENCE 28.37 FEET ALONG THE ARC OF A CIRCULAR CURVE TO THE RIGHT, WITH A RADIUS OF 230.00 FEET, AND A CHORD OF N 77° 40' 02" E 28.35 FEET; THENCE N 80° 18' 54" E 94.49 FEET; THENCE S 60° 41' 50" E 87.16 FEET; THENCE S 32° 09' 34" E 164.92 FEET; THENCE N 89° 43' 00" W 366.01 FEET ALONG THE EAST - WEST 1/4 LINE OF SAID SECTION 26 TO THE PLACE OF BEGINNING, BEING PART OF THE NORTHWEST 1/4 OF SAID SECTION 26. CONTAINING 1.2155 ACRES OF LAND, 52,946 SQUARE FEET, MORE OR LESS.
 
in the City of Ann Arbor, Washtenaw County, Michigan as R1B (Single-Family Dwelling District).
 
Section 2.  This ordinance shall take effect and be in force on and after ten days from legal publication.
