Resolution to Approve 1208 South University Development Agreement (CPC Recommendation: Approval - 8 Yes, 0 No)
Memorandum
This resolution will approve a Development Agreement between the City of Ann Arbor and LMP Galleria Property Owner, the developer of a site planned project to construct a 324,590 square foot (sf) seventeen story mixed-use building containing 186 residential units and 4,600 sf of commercial space.
The 324,590 square foot residential building includes a range of unit size from micro/studio to six bedrooms. The proposal includes 77 vehicular parking spaces, of which 8 are Electric Vehicle charger installed and 69 are EV-capable for future conversion. Parking will be provided on the ground level (26 spaces) as well as the second story (51 spaces) of the building. The plan also allocates 125 Class A bicycle spaces, and 4 Class C in the South University ROW. A dedicated bicycle storage room is provided on the first floor. There are no natural features on the site.
A development agreement requires approval by City Council. The Development Agreement specifies requirements associated with the approved 1208 South University Site Plan, including a voluntary parks contribution of $124,375. The City Planning Commission, at its meeting of August 20, 2024, approved the associated Site Plan and recommended approval of this request.
