An Ordinance to Amend the Zoning Map of Chapter 55 (Unified Development Code), Rezoning of 0.28 Acres from R1D (Single-Family Dwelling) to R2A (Two-Family Dwelling), 359 and 371 S. Wagner Road (CPC Recommendation: Approval - 6 Yes, 0 No)

Memorandum

Approval of this ordinance will change the zoning designation of two adjacent residential sites totaling 12,197-square foot on the east side of S. Wagner Road. The rezoning will permit a duplex to be built on each parcel. No site plan or area plan is required.

 

At its March 3, 2026 meeting, the Planning Commission determined that the proposed rezoning will be consistent with the adjacent zoning, the current and future surrounding land uses, is consistent with the overarching goals of the 2009 Comprehensive Plan, and aligns with the draft recommendations of the 2026 Comprehensive Land Use Plan.
