Resolution to Approve First Amendment to the 1208 South University Development Agreement (1208 South University Avenue)
Memorandum
This resolution will approve two changes to the 1208 South University Development Agreement between the City of Ann Arbor and LMP Galleria Property Owner, LLC, the current owner of the property.
The proposed changes are:
To change the amount of the park contribution in Paragraph P-8 to $161,875.
To update the parcel legal description in T-4.
To add Paragraph P-19 to ensure restoration of the service drive across the adjacent City-owned parcel to the south.
The 1208 South University project will be an 18-story mixed-use residential and retail tower. The proposed development consists of 259 rental apartment units and 5,120 SF of ground-level commercial tenant space. The building incorporates storage for 52 bikes and 83 garage parking spaces. Parking and loading have been concealed off the south side alley. It is zoned D1 (Downtown Core District) and located in Ward 3.

Whereas, The developer has been assigned interest in the Development Agreement for land which has received site plan approval as 1208 South University Site Plan, approved on July 1, 2025; and
Whereas, The City and the developer have agreed in principle to the attached amendment to the Development Agreement;
RESOLVED, That City Council approves this first amendment to the 1208 South University Development Agreement that was originally entered on April 30, 2025, as attached; and
