An Ordinance to Amend Chapter 55 (Zoning), Rezoning of 1.98 Acres from PUD (Planned Unit Development District) to PUD (Planned Unit Development District), The Ashley Mews Development PUD Zoning and Supplemental Regulations, 414 South Main Street (CPC Recommendation: Approval - 7 Yeas and 0 Nays)

Memorandum

Approval of this ordinance will create new supplemental regulations for the PUD, which will replace the supplemental regulations for the current PUD zoning district on the same site.

 

Petition Summary:

 

The petitioner proposes to allow all permitted uses in the D1 (Downtown Core District) on Floors 2-7 of the high-rise building. These uses are included in the draft supplemental regulations. The draft supplemental regulations also allow all permitted uses in the D1 on the ground floor, except for residential uses. Floors 1-7 are owned by the petitioner.

 

There are no proposed changes to the low-rise townhouse units, and there are no proposed changes to the site plan.

 

Additional minor changes, such as eliminating a minimum parking requirement in the high-rise, are proposed by staff to align with current City Code requirements.

 

The City Planning Commission, at its meeting of April 7, 2026, recommended approval of this request.
