Approval of this resolution will allow for the construction of three seven-story buildings containing 342 dwelling units, and a five-level parking garage.
Petition Summary:
The Site Plan proposes to redevelop a portion of the Woodbury Gardens apartment complex to construct three seven-story buildings containing 342 dwelling units and a five-level parking garage under TC1 Zoning with Conditions. This resolution is accompanied by a proposed rezoning of the parcel to TC1 Zoning with Conditions.
A development agreement has been prepared to: address the construction of park improvements by the developer in an amount of work equivalent to the $195,625.00 park contribution; to require a $25,000.00 contribution toward a pedestrian crossing on East Stadium Boulevard; and to convert sidewalk connecting Wisteria Drive to Frisinger Park to a 10-foot-wide shared use path.
The petitioner addressed issues raised by Planning Commission by redesigning a building that was too large to meet the Unified Development Code Transit Corridor design standards. The City Planning Commission, at its meeting of July 7, 2026, recommended approval of this request.
This resolution is accompanied by a proposed rezoning of the parcel that is the subject of the site plan to TC1 Zoning with Conditions.
