Resolution to Approve University Inn Ann Arbor Development Agreement, 2424 E Stadium Boulevard
Memorandum
This resolution will approve a development agreement between the City and Stadium Investors 1 LLC, the developer of a site planned project to develop a 6-story residential building and three townhome buildings on a 4-acre site.
The development provides 307 dwelling units, 295 in the multi-family building and 4 in each townhouse building. Parking for 417 vehicles and 156 bicycles will be provided underneath the building and in garages. Eleven landmark trees are proposed to be removed and mitigated on and off-site. The zoning designation is TC1 (Transit Corridor).
The development agreement specifies requirements associated with the approved University Inn Ann Arbor Site Plan, including granting public water main and solid waste collection easements; a park contribution of $177,375.00; specific driveway configuration and frontage improvements on East Stadium Boulevard; and preparing an existing crosswalk for accessible pedestrian signalization.
The City Planning Commission, at its meeting of July 21, 2026, approved the associated Site Plan and recommended approval.

Whereas, The University Inn Ann Arbor Site Plan was approved by City Planning Commission on July 21, 2026; and
Whereas, A development agreement has been prepared to address granting public water main and solid waste collection easements; a park contribution; specific driveway configuration and frontage improvements on E Stadium Blvd; and preparing an existing crosswalk for accessible pedestrian signalization;
RESOLVED, That City Council approves the development agreement, substantially in the form of that attached;
RESOLVED, That the Mayor and City Clerk are authorized and directed to sign the University Inn Ann Abor development agreement after approval by the City Administrator and City Attorney; and
RESOLVED, That the City Administrator is authorized to take all appropriate actions to implement this resolution.
