Resolution to Accept a Sanitary Sewer Easement at 2245 S. State Street from McKinley Executive Centre, LLC (8 Votes Required)

Memorandum

Conveyance of this easement is part of the State Street Village development.

 

This easement is in standard form and is conveyed without cost to the City.

 

Acceptance of this easement is recommended.

Body

Whereas, McKinley Executive Centre, LLC is the owner of property commonly known as 2245 S. State Street, Ann Arbor, Michigan 48104, described at Liber 4535, Page 39 of Deeds, Washtenaw County Records; and

 

Whereas, McKinley Executive Centre, LLC has signed a grant of easement for sanitary sewers and appurtenances, described as:

 

A 52 foot wide sanitary sewer easement over part of Parcel #09-12-04-200-047, being land in the Northwest 1/4 of Section 4, T.3S., R.6E., Pittsfield Township, Washtenaw County, Michigan; said easement being more particularly described as: Commencing at the Northwest corner of said Section 4; thence along the West line of said Section 4, S00°37'30"E, 915.09 feet; thence N88°01'30"E, 274.05 feet; thence S01°58'30"E, 156.54 feet to the Northeast corner of said Parcel; thence along the East line of said Parcel L1) S01°58'30"E, 13.36 feet; thence continuing along said East line L2) S88°01'23"W, 3.09 feet to the POINT OF BEGINNING; thence along said easement the following eight (8) courses:

 

L3)                     continuing along the aforementioned East line S88°01'23"W, 54.73 feet and;

L4)                     continuing along said East line S00°25'00"E, 3.29 feet and;

L5)                     N24°10'49"W, 0.22 feet and;

L6)                     N09°13'22"W, 37.27 feet to the North line of said Parcel and;

L7)                     along said North line S76°10'23"E, 30.90 feet and;

C1)                     continuing along said North line 26.31 feet along the arc of a curve to the right, having a radius of 230.00 feet, and a chord bearing S72°53'46"E, 26.30 feet and;

L8)                     non-tangent to said curve S09°13'22"E, 6.69 feet and;

L9)                     S24°10'49"E, 11.07 feet to the aforementioned East line and the POINT OF BEGINNING; Containing ±1,376 square feet of land, more or less.

 

RESOLVED, That the City of Ann Arbor hereby accepts this grant of easement.
