Title

An Ordinance to Amend Chapter 55 (Zoning), Rezoning of 0.36 Acre from R2B (Two-Family Dwelling and Student Housing District) to R4C (Multiple-Family Dwelling District) WITH CONDITIONS, Church/Forest Rezoning, 816 South Forest Avenue and 815 Church Street (CPC Recommendation: Denial - 2 Yeas and 5 Nays)

Memorandum

Approval of this resolution will rezone this 0.36 acre site from R2A (Two-Family Dwelling and Student Housing District) to R4C (Multiple-Family Dwelling) to allow an increase in occupancy for the existing buildings on these two lots. 

 

The City Planning Commission held public hearings on October 29, 2015 and November 4, 2015, postponing action at the request of the petitioner both times.  Following a third public hearing on February 2, 2016 which included an offer of conditions by the petitioner, the City Planning Commission determined that there has not been a change in the neighborhood context to support the proposed rezoning, despite the offer of conditions, and recommended denial of the request.
